If dinner starts with someone in the kitchen asking "Mayfaire?" and everyone nodding without checking what's actually open, you are not alone. The quick hop down Eastwood Road toward Military Cutoff has been the default answer for Landfall households for so long that most people stopped reading the storefront signs years ago. Belk, the Regal, Dave & Buster's, and a rotating cast of the same restaurants have anchored the center for as long as anyone can remember, and the assumption that the list never really changes is easy to hold onto.
This year that assumption is worth a second look, but not for the reason you might expect. Mayfaire added several new storefronts in 2026, and if you're judging by square footage, it was a busy year. Judged by what's actually on a plate, it was quieter. Only two restaurants near Landfall are worth reorganizing your week around right now, and neither one is a national chain.
The Season's One Real New Table
Fortuna Cucina Italiana opened May 13 at 414 Arboretum Drive, Suite 130, in the space that used to house Blue Surf. The concept comes from Giorgios Hospitality Group, founded by restaurateur Giorgios Bakatsias, who has spent more than three decades building restaurants shaped by his upbringing in Karista, Greece, and by kitchens in Paris, New York, and the Mediterranean. His group now runs more than 18 restaurants across North Carolina, which means Fortuna is not a test concept feeling out the market. It's a James Beard-nominated operator's read on what a Wilmington audience wants from Italian food.
Leading the kitchen is Executive Chef and Partner Chris Lewnes, whose background runs through classical French technique refined at Bâtard, Augustine, and Sartiano's inside The Mercer Hotel. That pedigree matters for a practical reason. A lot of what fills leasable space at a shopping center is a regional or national chain executing a proven formula. Fortuna is a chef-led kitchen from someone who has spent his career building a specific point of view, and he chose Wilmington as the next place to put it. The restaurant leans into that identity physically too. Behind a weathered cedar shake exterior meant to echo the coast, a lemon branch mural by local artist Arianne Hemlein sweeps across the interior walls, and rattan pendant lighting carries the same warmth out onto the patio.
If you haven't been yet, call ahead rather than walk in cold. A chef-driven opening with this kind of pedigree tends to fill up fast once word travels past the first few weeks of regulars.
The Other Kitchen Worth Trusting Now
Fortuna isn't the only independent restaurant near Landfall doing real business right now. Vochos Urban Mexican Kitchen opened in January 2025 at 1138 Military Cutoff Road, in a space that had sat empty since Ruby Tuesday closed there in 2020. It's the work of local restaurateur Alex Zaragoza, who also owns Si Señor Modern Mex in Wilmington along with Papi's Chicken and Chingón Taqueria in Leland.
The menu draws on Mexico City street food rather than the Tex-Mex format that dominates the category locally. Tlacoyos and chicharrones folded into housemade guacamole sit alongside birria served on bao buns and ceviches built on a citrus-cured tiger's milk marinade. Zaragoza built the concept specifically to show diners that Wilmington's Mexican food scene has more range than the combo-platter version most people default to.
What makes Vochos worth mentioning now, nearly two years after it opened, is timing rather than novelty. A new restaurant needs time to find its kitchen rhythm, and Vochos has had that time. It has moved from being a new opening everyone was still trying to being a known quantity, which makes it a safer bet for a group dinner than it was in its first few months.
Everything Else That Opened
The rest of the season's additions at Mayfaire are useful rather than transformative, and they're worth knowing about even if none of them changes where you eat.
| Opening | Type | Date | What it replaced or filled |
|---|---|---|---|
| Fortuna Cucina Italiana | Restaurant | May 13, 2026 | Former Blue Surf space |
| KidStrong | Kids' fitness program | March 21, 2026 | New location next to Harris Teeter |
| Ben & Jerry's | Scoop shop | April 22, 2026 | New location |
| Lovesac | Furniture retailer | May 27, 2026 | 6858 Main Street |
| Flip Flop Shops | Retail | May 27, 2026 | Opened alongside Lovesac |
KidStrong gives families with young children another indoor option that isn't the movie theater, with 45-minute classes led by certified coaches focused on building strength, coordination, and focus in kids through age 11. Lovesac brought its modular Sactionals and washable-cover furniture to a showroom built around customizable seating, and Ben & Jerry's is exactly what the name promises. None of these openings will reorganize your Friday night, but they round out the errand list that already runs through Mayfaire on any given weekend.
What Growth at Mayfaire Actually Looks Like
Here is the part that's easy to miss if you only track headlines about a shopping center adding square footage. Mayfaire's retail mix keeps growing through recognizable national names, brands with proven formulas and predictable execution. Its dining mix, in the rare years it grows at all, has recently grown through operators with a specific culinary point of view rather than a franchise agreement. That's a different kind of expansion than most retail news implies, and it's the detail that actually matters if you've been ordering from the same six restaurants out of habit rather than because they're still the best options.
It also means the pace of real dining change near Landfall is slower than the pace of retail change, and that's worth knowing before you assume the neighborhood's food scene is standing still. Two chef-driven kitchens opening within about sixteen months of each other, backed by operators with three decades and multiple concepts behind them respectively, is not nothing. It's just easy to miss when it's surrounded by a furniture store and a fitness studio announcement in the same season.
Where That Leaves Your Friday Night
If you live in Landfall and treat Mayfaire as the automatic answer, the practical update is short. Fortuna is the new reservation worth making, and Vochos is the seasoned opening that's finally worth trusting for a group. Everything else that opened this season fills out an errand list rather than a dinner plan. Next time someone in the kitchen asks "Mayfaire?" you'll actually know what you're saying yes to.
Wilmington's coastal neighborhoods change in small ways all year, not just when a house goes up for sale. Tongue & Groove Luxury Real Estate keeps an eye on what's opening, closing, and worth your evening around Landfall and the rest of the coast, because knowing a neighborhood well means knowing more than what's listed on it.
